PLOTTWIST

A new chapter for forgotten urban land.

01 — The Vision

The forgotten corners
of every town and city.

The fenced-off corner plot. The strip behind the car park. The patch of scrub no one's touched in fifteen years. Every town and city has dozens of them — small parcels of overlooked urban land that nobody quite owns the time to do anything with.

We think they're the most undervalued asset in British placemaking.

Plot Twist exists to give these plots a second chapter — at no cost to the landowner.

We identify them. We agree terms with the landowner. We find the funding. We deliver something that matters — a pocket woodland, a community garden, a quiet seating area, a play space. Then we keep maintaining it, so it doesn't become someone else's problem.

Four benefits

Why this matters.

Environmental

Biodiversity, urban cooling, cleaner air, and stormwater absorption — built into every project from day one.

Social

Spaces that bring neighbours together and give communities a sense of ownership over their streets.

Health

Access to green space in deprived urban areas, where the health benefits are most needed and least available.

Economic

Land that earns its keep — for the council, the community, and the local economy around it.

A principle

Towns and cities don't run out of land. They run out of imagination about it.

02 — The Plot Twist Model

A simple five-stage cycle.
We do the work. You see the results.

Plot Twist is not a one-off project. Every site we deliver stays under our long-term care, so green space doesn't quietly turn back into wasteland.

STAGE 01
Identify

Plots found through deprivation data, brownfield registers, and on-the-ground research.

STAGE 02
Design

Local communities shape what the space should become — not us, alone.

STAGE 03
Fund

Grant funding secured so there's no cost to the landowner or the council.

STAGE 04
Deliver

Project managed end to end — contractors, planting, build-out, sign-off.

STAGE 05
Maintain

We keep looking after the space — no abandoned projects, no drift back to wasteland.

Then we start again — on the next plot, the next street, the next town or city.
03 — For Councils & Landowners

What this means for you.

We know what your concerns are. Here are the answers to the questions every landowner asks first.

01

No cost to you.

We fund everything through grants, foundations, and partnerships. You don't pay for design, delivery, or ongoing maintenance.

02

You stay in control.

You keep ownership of the land. We work under a simple licence agreement that you set the terms of — not a lease, not a transfer.

03

A Community Interest Company, in formation.

We're setting up as a CIC — a not-for-profit structure where any surplus is reinvested into the next project, locked in by law through the asset lock.

04

Clean exit.

If at any point you want the land back for another use, the agreement lets you reclaim it with reasonable notice. We don't lock you in.

04 — Who We Are

A husband-and-wife team.

Twenty years of combined experience in sustainability, infrastructure, and community engagement — applied to the smallest, most overlooked corners of the urban landscape.
